New Market Tax Credit (NMTC) Lending
If you are working on the purchase or rehabilitation of a project that is in a low income or distressed census track, you might qualify for New Market Tax Credits to help finance your project. This program was created to encourage investment in blighted and distressed areas throughout the Twin Cities, greater Minnesota and nationally.
Historic Tax Credit (HTC) Lending
The Historic Tax Credit program was created by congress to promote and encourage the preservation and rehabilitation of historic buildings. Without this program, many historically designated buildings would be taken down and demolished for new.
The Federal Government has created a 20% Federal Credit that can also be paired up with a State Tax Credit (in most cases) to create equity to promote the rehab of historic buildings. Low-Income Housing Tax Credit (LIHTC) Lending
The Low-Income Tax Credit was created under the Tax Reform Act of 1986 (Section 42) with the goal of promoting the acquisition, construction and rehabilitation of affordable rental housing. Today, LIHTC accounts for the majority of all newly created affordable rental housing in the US. Solar Tax Credit Lending
To promote renewable energy alternatives, the federal government created the Solar Tax Credit in 2005.
